The word "premium" is often used when describing Abuja properties.
But what actually makes a location premium? It is rarely just the appearance of the neighbourhood.
- Accessibility — premium locations are generally well connected to major roads and important parts of the city.
- Infrastructure — reliable infrastructure contributes significantly to comfort, convenience and property demand.
- Security — safety is an important consideration for families, businesses and investors.
- Proximity to Amenities — being close to schools, hospitals, shopping centres, restaurants, offices and recreational facilities can increase the attractiveness of a location.
- Neighbourhood Quality — well-planned communities with good layouts, drainage, landscaping and building standards can command greater demand.
- Future Potential — a location can also be considered premium because of what it is likely to become.
This is why experienced investors don't only examine the current state of a location. They study its development trajectory.
