Buying land in a developing estate can be an excellent way to enter the real estate market.
But investors should look beyond the estate's marketing materials.
- Verify the Title — find out who owns the land and what title or documentation supports the ownership.
- Confirm the Estate Layout — make sure the plot being offered actually corresponds with the approved or registered layout.
- Inspect the Land — visit the property or engage a trusted professional to inspect it.
- Examine Accessibility — consider existing roads and the likelihood of future accessibility improvements.
- Check Infrastructure — ask about electricity, water, drainage, roads and other planned infrastructure.
- Understand the Development Plan — what is the developer's vision for the estate? Are there building guidelines, commercial areas, recreational spaces or future infrastructure plans?
- Understand All Costs — the advertised land price may not always represent the total cost of acquisition. Ask about documentation, development fees, infrastructure charges, legal fees and other applicable costs.
- Think Long Term — don't ask only "Can I afford this plot?" Also ask "What could this property be worth and how useful could this location become in the future?"
